Searching Tips..... Unfortunately, searching for homes in Madison can be confusing. The following information will make it MUCH easier, faster, and more accurate. However, if you want to do it the easy way, click on the "Dream House Finder" button on the left side of this page. We'll do everything for you, then email you the results. If you'd rather do it yourself, here's how: |
- When you click on the "Search MLS listings" tab, the first thing you see is a map of all the counties you can search. For searches in Madison, click on "Dane".
- The next window will give you the choice of searching for 5 different kinds of properties. If you are looking for either a house or condo, you will need to search both the Single Family and Condominium areas separately. To start, click on which type you prefer.
- The next window will give you a list of cities you can search in Dane County. Unfortunately, if you want to search Madison, you are presented with numerous separate areas. These areas are shown on the map at the bottom of the DANE County Search window. E1, E2, E3, E4, etc. are all areas on the "East" side of Madison. W1, W2, W3, etc. are all areas on the "West" side of Madison. If you know all the areas you want to search, you can highlight these areas.
- Here's a faster and easier way. If you want to search the entire East side of Madison, or the entire West side, look at the smaller sized box below the one showing all the cities. Click the down arrow until you see the "Madison Metro East" and "Madison Metro West" choices. Highlight which one you want, or highlight then BOTH to search the entire Madison area.
- Next fill in the criteria for price, finished square footage, and number of bedroom requirements. It’s best to NEVER check the box for "Only view listings with open house information". If you do, you probably will miss 99% of all the available homes. It's also best to NOT highlight any kind of style because homes are not always described correctly when they are first put on the MLS. For example, if you restrict your search to "Split Level", your search will miss all the split-level homes that were mistakenly entered into the MLS as 1½-story, 2-story, and multi-level. Remember, the more criteria you add, the more homes you eliminate from the search results.
